Yes, we generally charge one half of one month’s rent as a security deposit. If the space is undamaged when you move out and you have completed your entire lease term, then the deposit will be refunded.
You will pay your own utilities directly to MLGW. You also need to provide your own janitor service if desired. We provide a dumpster for small amounts of office garbage only. You will need to provide your own garbage removal for large amounts of garbage or garbage other than regular office trash.
We will generally provide the space to you as a “Vanilla Box”. That means that the walls will be painted white and the lights, plumbing, and heat/AC system will be in good working order. Walls or other fixtures that you need will be up to you. Also, any painting and floor covering will be your responsibility as well. There may be paint colors and walls leftover from the previous tenant.
Only for the building itself. You must provide insurance for your inventory and fixtures.
Yes – we have enough parking. We ask that your employees park in the back of the center in order to leave plenty of parking spaces for customers.
CAM stands for common area maintenance. CAM charges are items such as roof maintenance, garbage collection, grass cutting, tree and hedge trimming, and other expenses. Some building owners charge tenants for these things. At Cotton Plant Shops, this is included in your regular monthly rent payment.
Yes. A 5% late fee is due if rent is not in our office by the 5th of the month.
